Horizon Waterpark

Thomas USAF Group (“TUSAF”) originated, processed and underwrote this $25,000,000 USDA B&I loan to Horizon Waterpark in Kissimmee, Florida. This is TUSAF’S first transaction to close under USDA’s new regulation, OneRD. The loan proceeds were used to refinance construction debt, which provides the borrower with a 25-year, non-ballooning permanent financing.  At closing, TUSAF plans to purchase a portion of the guaranteed loan in the secondary market.

Island H20 Live! is a family themed water park located in Kissimmee, Florida, a suburb of Orlando. The waterpark first opened in June 2019 and is part of larger Margaritaville Resort development. The waterpark features a 25,000 sq. ft. wave pool, three major slide complexes, lazy river, dedicated children’s play area, an adult only pool, retail, concessions and much more. This family attraction has something for everyone.

The park uses a new RFID wristband system that allows guests scan into rides, earn points/rewards, and personalize their music and lighting while riding the slides. This enables guests to continually create different experiences even while riding the same attraction. These wristbands also connect to cameras throughout the park which snap pictures and videos for guests to share directly to their social media accounts. Island H20 is the first of its kind to have this innovative and interactive technology.
