This SBA 504 loan facilitated the construction of a new, 14 unit independent living and 72 unit assisted living facility in Clemson, South Carolina that will employ 36 people on site. The on-site construction management will be provided by Ed Burrell, a partner in the facility. Financial management will be run by Tatiana Mihailova, CPA and Controller.
In 2014 Thomas USAF Group, as the managing partner, purchased an 8.27-acre plot from a bank to build a new assisted living facility. This facility will be owned by Tiger Dirt, LLC, and leased back through a triple net lease to Clemson Heritage, LLC, a “brother-sister organization.” The property will be operated by Senior Solutions Management Group for the partnership. The project will provide 14 independent living and 72 assisted living units, 24 of which will focus solely on dementia care tenants. The 14 independent living units will be constructed within seven duplex buildings. Each unit will have two bedrooms, two bathrooms, a full kitchen, and a single car garage. The assisted living component will be a single-story structure with 48 apartments. 40 of these units will be for a single occupant, 32 standard sizes and 8 large. The remaining 8 units will be double occupant units. The dementia care wing will be comprised of 16 private rooms and eight semi-private units designed for two occupants. All totaled there will be 86 units with 102 beds.
