This loan was a $4,500,000 million refinance of a 3 story, 74 room, 38,000 sq. ft. Best Western Plus Hotel located in Fairbanks, Alaska. The hotel is situated on 3.4 acres leased from the Alaska Railroad and was completely remodeled in 2013. The hotel is located close to Pioneer Park, a picturesque location. The Ice Classic and weekend flea market are held close to the hotel during summer and the hotel also has access to the Chena River.

Fairbanks entices visitors from all over the world for the Northern Lights, Arctic Wilderness and the neighboring Denali Park not to mention its proximity to the Eielson Air Force Base. Aurora Borealis brings in tourists during winter as well. Tour companies who sell the Alaska Tourism package include the ship cruise operators who schedule an overnight stay in Fairbanks. Tourism has a short term character that translates into a high turnover for hotel operators in Fairbanks. Shoulder season i.e. just before and after the busy summer months also attracts visitors to the ice carving festival held in early March and similar annual events that are rotated between Fairbanks, Anchorage, Juneau and Kenai.

The Airforce announced in June 2016 that they are adding two squadrons of F-35 A fighter aircraft at the Eielson Air Force Base, with construction to commence in 2017. This is estimated to bring 3000 new people and add $1.3 Billion to the economy in the North Star Borough.
